530 The East Mall is a transformative residential infill project located just east of Highway 427, between Burnhamthorpe Road and Rathburn Road. The 3.6-acre site is currently home to a 7-storey, 110-unit apartment building with 145 surface parking spaces. Hazelview’s redevelopment vision includes replacing this aging structure with a vibrant, multi-phase community featuring a thoughtful mix of built form, enhanced open space, and a strong connection to the surrounding neighbourhood.

The project proposes approximately 907,000 square feet of new residential GFA through the addition of four new buildings: a 14-storey mid-rise and three 22-storey towers, supported by three levels of underground parking. A new public park will anchor the southern edge of the site, helping to reintegrate the development into the urban fabric.

Importantly, the redevelopment will be phased—beginning with the construction of a new tower before the existing building is removed. This approach ensures current residents are minimally impacted and enables on-site relocation with replacement of all 110 existing rental units within the new community of approximately 1,095 units.

Suite finishes, corridor design, and access control systems are currently in development, with two modern finish palettes to be offered to future residents.
